Selling house - market slower?

My view is that the market is much quieter and speaking to the estate agent and my own opinion I reckon its down to:
-time of year (not a busy/good time for house selling)
-fallout from HIPs implementation
-fallout from credit crunch/recent financial uncertainties
On the upside, the two that have been round are "serious buyers", and able to proceed rather than timewasters. When selling earlier we had alot of people round who either hadnt researched the area/house, or perhaps the EA had set up for them, as when they went round it wasn't what they were after.
Does anyone else have similar experience or comments about selling at the moment?House sellers have accepted that they must reduce prices to find buyers, the Royal Institution of Chartered Surveyors says in its latest house price survey, published today.

It's not universal. Where I'm looking there's plenty of dross that's been on the market for ages that will require a big rethink on price to ever shift but quality properties are going under offer in days, I know, I've missed out on a couple because I couldn't organise a survey quickly enough (Scotland). BTW I'm a STR'r (by circumstance rather than choice) so I'd love to see a HP crash like all the rest of you).0

Ive just had to take mine off the market as I needed full asking price to pay off some loans etc. out of my equity and move up the ladder.
I will wait until the spring and see what happens. And if things pick up in the spring I will definately insist that only people in a position to buy can view. I was feed up with blitzing the house, getting rid of the kids and peolpe saying how lovely the house was and would love if they had sold!!!!0 -

Stevie - I live in Cosham, so right near you. We have just put an offer on a house in Baffins for £220k with extention- this has a garage and off-road parking. I agree this so so matters. I have not reallly seen properties in North End of that value though? But your house does look lovely.
I lived in North End as a child and I work therte, but it is not the best area. My boyfriend totally did not want to live there so took North End out of our search. Most people look at Southsea. I don't think you are alone in this area at the moment, after speaking with some people.0
