Kitchen extension shell cost

Hi I’m looking for some advice and hopefully recommendations.

We are considering building a small kitchen extension (approx 3m x 3m) within permitted development rights. Does anyone know the approximate cost per square meter to build a single storey extension shell only (block and render with sloping roof)?

The whole house needs plastering rewiring and central heating, we have already sourced tradesmen for this work. I was thinking about getting the windows, French doors and velux window installed by a fensa registered glazier, instead of the builder. If this is incorrect please let me know.

From research online many websites recommend using a architect technician or structural engineer for the drawings as our design is quite straight forward. Which is the most cost effective?

We are based in havering, if anyone has any recommendations for good builders please let me know. Thanks in advance :)

    A velux needs installing by a roofer as it needs carpentry doing correctly and then flashing in. It’s not for window fitters.

    An architectural technician type of person will be cheaper than a Structural Engineer. But if you are doing structural alterations, such as enlarging the opening into your extension, you will still need the services of this person.

    Get everything properly drawn up with a Full Plans Buildings Regulations Application.

    By all means go for FENSA installers, but bear in mind this is an almost useless accreditation. Consequently make the replacement windows/doors/Velux part of the Buildings Regulations Application - be wary of anybody who may try and talk you out of doing this.
