    Only 6: Another 5+years before the 7th kicks in ("free" TV License...). Mind you by then with the post Brexsh*t gloom strongly suspect more benefits will be capped/restricted. (eg it makes no sense for tax-payers to be paying me Winter Fuel allowance or £10 Xmas bonus..., Bresxhs*t or no Brexsh*t...)

    Hi OP,
    I'm wondering if trying to evict your tenants is necessary? I understand that they are paying in arrears but it does sound like they are paying regularly? If they are paying albeit in arrears if you evict them (even disregarding that they might stop paying themselves) isn't it quite like!y that you will have a void period at least equal to and if not more than the one month rent you are fretting about?

    If they have been reasonable tenants for two years it is fairly likely that they will continue to be reasonable tenants. New tenants may not be. Of course if you do get new tenants ensure "good tenants" as far as you can but this may cause your void period to be longer.

    Personally if you have had reasonable tenants for 2 years I would backtrack. Additionally I appreciate you have been asking about this for a long time but you have chosen to really dig in (threaten eviction) and insist they find more money right before Christmas - not a good time to find extra money for most people. If you could do with the money because you are struggling with the finances of being a landlord a void period or bad tenants could be out of the frying pan and into the fire.

    If you feel the payments must be brought up to date could you suggest the family pay an extra £50 each month for the required number of months to catch up - perhaps starting in Feb/March when many people don't have to pay council tax.

    ^^^^^This^^^^^^ If they are paying the full amount every month albeit one month behind then just come to an agreement so that they pay a little extra each month to get back to the original agreement.

    Don't ask but tell them from a certain date they have to pay an additional amount (you decide the amount) until they are back to paying the full amount in advance.

    You could start eviction proceedings which could end up costing you more than just being one month behind all the time.

  • Eviction costs a LL initially around £500 including bailiffs warrant. Judge will normally make an order that tenants should repay this to LL within 30 days.., but will leave it up to LL to chase for the money unless you return to court. Consider if you will get this money back from the tenants.
