the will changes could do the trust but needs specialist advice.
if seeing a solicitor to make the changes anyway it may be worth asking what they think, there are a couple of simpler options but probably a complication too far at this time and not sure it would really make things much different.
The primary issue seems to be do either of you want to live there.0 -
Neither of us wants to live there in the long term. If I inherited I would either sell it or spend a little on refurbishing/redecorating it then let it. The rental income would either go to me or perhaps be split 50/50 if we inherited the house jointly.0

It would be better for you to inherit the money and your sister the house. She would then have a home and security and it won’t emmediately effect her benefits. She could sell up later and buy somewhere more suitable.0
