I much prefer the bathroom in the 2nd one, not sure why you think the bathroom in the first property doesn't need updating but the bathroom in the 2nd does.

    I'd buy the 2nd!

You can please some of the people some of the time, all of the people some of the time, some of the people all of the time but you can never please all of the people all of the time

I prefer the second one. Kitchen is older but because its a kitchen diner you can do a lot more with it. It seems slightly bigger and lighter (colour scheme will effect that).., and not so much urgent decorating required.., garden is a lot better. Would need to replace bathroom but you could live with that. If you can get it at a lower price, that would just be an added bonus.

Didn't really like the first one at all. Dark and squashed in, tiny kitchen with newer but still outdated kitchen. Redecorating a must!
It is certainly lighter and a much bigger garden space. I could live with the bathroom for a while, it's the kitchen we might want to rejig to use the space better.

Cheers, second one looks better to me, but IMO if there is a rate hike/recession/bad Brexit (good name for a film that) they will lose value, you would need to be prepared for that. Appreciating that you probably want to buy and don`t want to annoy the seller too much I would offer 150k on the second one.
Fully prepared that it could happen, I know we re fortunate to be able to buy in our 20s so could be in a much worse situation.

So after some thought we put in a offer for 145k today at lunchtime and it got rejected, the only feedback was that it's got to be 15 in it. DH is taking this to be that if we offer 150k that they'll then want to bump it up above that, he's not keen that we got no reasoning as to why it was rejected whereas I dont think they have to give you any. Any thoughts?

What reason do you think they'd give for wanting more? It's money and they want more!
