    Modern boilers (condensing) need the seals done every 4 years at least. If the main burned seal isn't changed in around that time it becomes brittle, fails and the heat causes the metal to warp, the emissions go through the roof and that's a big repair bill.

    well as most people have a "service done on boiler" costing between £50-£70 i guess most people have a visual inspection and not a service
