    Sometimes people will still take a chance in case they think the disadvantages are not as bad as it looks on paper. But if it really as a bad as they feared then you’ll eventually get that feedback. And ultimately that comes down to price.

    “Third bedroom too small and rear garden not big enough” = “too expensive considering these downsides now we’ve seen them in reality”

    If you were to market it as a "2 bedroom + study/spare room" would it then be overpriced locally?

    Agreed to an extent, but I wouldn't say it's always down to price, often other properties will be preferred for other reasons which you can't do anything about (or possibly ones which the viewers can't really put a finger on). Dropping the price isn't a solution if I can afford the better house. Though I suppose may bring in another group of buyers for whom your house is now the better one.

    All property purchases are a compromise on things you'd like to have and things you don't like but can put up with. Only by seeing a property by visiting it can you discover whether that property has enough on the plus side to outweigh the negative side, in conjunction with the price.

    So far, amongst the people who have viewed it, there aren't enough of the positives somewhere else in the house, or in the location, to outweigh the small bedroom or the lack of back garden, at the price you're asking. What these positives will be will be different for every viewer.

  • If you can decamp the baby to another room, can you turn itinto some sort of study?


    One of our rooms is so small you can get a single bed in there (as there was one when we viewed) but we chose to use it as a study (ie somewhere where you can work on the computer in relative peace).


    We've got a full size desk, together with a printer stand and a cupboard, which makes the room seem much larger than it appeared when we viewed it

    I wouldn't view a place with such a small third bedroom if I was looking for a 3-bed. I agree it might be better marketed as a 2-bed + study, which makes the little room look like a bonus, rather than it being a not-really-3-bed.

    There's nothing you can do about the bedroom or the garden (other than perhaps drop the price to compensate), so it's pointless getting frustrated about it.

    If what you're actually getting annoyed about it is wasting time conducting viewings for people who clearly aren't interested, then get the EA to do them. That's part of what you pay an agent for, so waste the agent's time, not yours!
  • I wouldn't necessarily view a large front garden as a negative, providing it wasn't shady, North facing or boggy.

    Have you made it look useable ie does it have decent fencing/hedging and a secure gate? Or is it just a big ugly driveway?

    Both these things are clearly shown on the floorplan/particulars. Maybe people are just giving those a cursory glance and not really taking the info on-board.
