    thanks for the responses everyone. i really appreciate it.

    so the written letter invoking my clause has to be to the T as it cannot be recinded
    last thing i want is for them to get back to me saying its incorrect your stuck here till august
    are there templates online for this? i cant seem to find any

    something can be "less than" "equal" or "greater than"

    "not less than" == "equal or greater than".



    the common sense interpretation of that is to use the inverse of "not expire before" which is must expire on or after.




    April 24th is the date.

    Which country is this? Both Piemash and Fly53?

    Since the contract is poorly drafted, what matters is not the words of the contract but what the law says must happen. And on this the law in Scotland is different from the law in England and Wales.

    Either way, the advice has to be: contact Shelter. CAB are not specialists in housing and housing law: Shelter do have that specialist knowledge.

    thanks. ive contacted shelter. they say that its an 8 month period with 2 months notice, though the letting agent will likely disagree.

    the break clause says not before month 8th which is April so you can use the inverse of the clause give notice that expires "on" the end of that month which is 24th April.

    thanks. so to clarify, i give notice on the 24th feb to leave 24th april?

    sorry to harp on about this, but this is the first time ive rented since leaving education and im finding it bewildering.
  • IMHO, the only piece that matters is what's actually written down in the contract, not what the EA says should be in their interpretation of it.
