Does council tax go down if you lose a bedroom?

About 8 years ago we did some work in the house to put in a bathroom. There was only the tinsiest winsiest one before. To do this we had to lose a bedroom making the house a 3 bedroom rather than a 4 bedroom house. Is this likely to affect the council tax valuation?

    No, but it might when (if ever) they re-value the entire UK housing stock or you move.

    Adding a bathroom and losing a winsiest bedroom is more likely to increase the property than devalue it. An increase in value will increase the council tax payable if the new value takes you into the next band.

    (Sorry, thought you said the bedroom was tiny. The same principle still applies, improving the property is more likely to increase value than decrease it.)

    It's unlikely, but not impossible, that such a change would have any effect on the council tax band.
    Caution needs to be applied before considering contacting the council for a revaluation. There have been a number of cases in the past where a revaluation has been requested and the council have decided that a property should actually be in a higher band. The knock on is that the council then considers all the other similar properties and revalues them too. It might result in being removed from a number of Christmas card lists!

    Not unless you’ve lost the room for reasons related to a disability and the house is the sole residence of a disabled person. So you had to put a ground floor bathroom in for someone who can’t access upstairs or install a wet room. If that’s the case you go down a band by filling out a form for the local council.
  • Basically the council assume that you're unlikely to do anything to the property unless it's an improvement, and work accordingly.

    Many years ago I was involved with a community centre. We paid rates. We decided to put in showers as a facility for people using the playing fields. The local authority deemed that we had improved the place, and the rates went up. A few years later, we decided to get rid of them as they were underused and getting vandalised.     From the VO point of view most of the value is linked to M2 rather than number of beds.
