Hi,
you could photograph the signs as part of your argument that the neighbour is claiming sole use by lying that they own the land.

It would seem strange that nobody owns a bit of land that has been developed, a developer has spent money on it and they wouldn’t do that without good reason. How long ago were the houses built?
If I were you I’d be contacting the original developer and the water company who maintain the pumping station to see what they say about it. One or both of them may have stronger cases to reject your neighbours claim than you do. Also check with other neighbours to see if the previous owners of your house freely used the land.0 -

And that you subsequently ignored the sign?
Nope because they have claimed all along that the land is theirs. My friends would part there and they would knock on my door telling them to move the car as the land is theirs. After a while of that happening they put the sign up! But as I say until this letter I believed they owned it!0 -

Houses were built in 1985. I will do. I run a business so fairly busy, but have booked some time in on Friday to go through it all

It's possible to get Land Registry stuff the traditional way - by paper - for £7 per item. I've done that before now - and for similar reasons.
Result being that I found out that land someone was firmly stating was theirs most definitely isnt:)0 -
OK so
* go to Doing a Map Enquiry with the Land Registry,
* make sure you are on the 'map enquiry' page
* enter the postcode (that's enough)
* zoom in on the map and use your curser to find the road.
* click 'find properties
* Then centre the search circle at the top of the road, and click once
* scroll down to see a list of registered Titles in that circle area
* click on 'information available' for the Title of interest (eg land on the north side of Telscombe Road, Peacehaven??) and buy the Plan (£3). See if the Plan corresponds to the land in question.0 -

What does everyone think of my reply (not yet sent and open to changes)
Thank you for your letter reference XXXXXX dated 17th November 2017 in regard to title number XXXXXXX for the land at 6 Wendale Drive, Peacehaven, BN10 8NX.
Please accept this letter in writing that I wish to officially object to this claim.
I would like to object on the following grounds:
1) The land is nearer my property, number 5 (please see attachment 1 and attachment 2).
2) There is actual public pavement between number 6 and the land they are trying to claim (please see attachment 1 and attachment 2)
3) Ownership of this land will cause neighbouring issues, as ownership of this land will provide rights on the new owner to prevent the use of parking spaces outside my house, number 5. This is the only parking space available to my guests (see attachment 3).
4) The claimant has been informing me for the last 24 months that they already owned this land, and when my guests have parked there, they have complained and asked them to move. I would like to raise an adverse possession order for this case.
5) There is no benefit or no reason for number 6 to own this land. It is not even connected to their house. I believe that I have more rights over this land, however in reality I have as many rights as them (none) so it should remain part of the public road.
6) I believe the claim for this land is due to selling it onto developers who wish to gain access to the unregistered land behind for property development. This is likely to cause issues in Peacehaven in general, such as the current Lower Hoddern Farm planning which is causing protests in the area.
As noted above, I have also used been using this land, although I stopped using it when I was incorrectly informed by the claimant that they were already the owners. I would like to raise an adverse possession order.0
