    Just a thought: is your friend certain that their relative actually owned the house? They might have rented it and it has now been sold/re-let.

    She is 100% that the deceased owned the house outright,will speak to her later in the week,as an aside,does every will have to go to probate and is there a time limit.

    Around 50% get grant, probate or administration(will or no will).

    Unless there is anyone with equal rights to the property recorded on the title deeds, it must go to Probate, surely?
    The 50% you mention also include those with low-value estates, normally under £5,000.

    I think that is what she basically asked me,if the estate was valued at say £250,00 ( house and money ) does it have to go to probate even if there is no will?

    If there is a property involved then yes. If there is no will someone has to apply for l;etters of administration.

    Maybe a little more detail needed to be added to your post....... rather than a cut and paste without explanation of what constituted the '50%'.
