Cracked window in our daughters flat...

    She will have to make this LL aware of these problems because there are other windows that are blown which was brought to the attention of the maintenance gentleman who called, but he was not interested.

    Are any of these defects in the inventory from the start of the tenancy?
    A cracked window does not have to be dealt with in days, I have the tiniest crack in a triple paned window which is being left til it gets much worse. Also lived absolutely years with a badly cracked single paned window. So bad I couldn't even open it in case the whole lot fell out. It was left alone til I had money to replace all the windows.

    We agree that there is no urgency but I think that they have lowered the heater that is beneath the window, because they are now saying that the room is cold, we will contact her hopefully later today when she is back in the flat, this is our problem being over 70 miles away.


    We are the 'guarantors' of their flat and note by our paperwork that the flat is through a 'Letting Agency' in Portsmouth.


    We will follow it through and see what transpires.

    Well they have used the Agency twice and 'we' were not very impressed with them at all.


    The first letter of their name is "K" enough said.

    Unless their tenancy agreement says otherwise, normally broken glass is the responsibility of the tenant unless they have compelling evidence the LL was responsible in some way?

    So the approach would be to arrange for the repair and then pay the man, I'm afraid.
