Preparation work for kitchen

I have had a quote for some work to be done on the kitchen before getting a new kitchen installed which came in at £5445.

I'm located in North London

It includes the following (as written as it is all Jibberish to me)

2 isolation switches for appliances
3 RCBO
1 RCD unit
1 radial main
1 ring main
6 new double sockets
5 move/ replace existing sockets
1 cooker switch
8 spot lights install only
confirm earth bond
= £2455

Cap off gas and check with gas safe engineer
=£140


2 new main plumbing supply
1 relocate waste
1 new outside tap
=£515

2 box up pipework
2 fill in void
=£370

remove tiles (unsure on size in square metre but kitchen half tiles and it is nearly 9m2)
plaster where tiles removed
=£1065

provide floor protection
=£60

Remove old ceiling
Reboard new ceiling
plaster ceiling
=£850

This is before installing the underfloor heating, remove floor tiles and and tile the kitchen which they forgot to add to the quote.

    Looking at that, and bearing in mind it is London, whilst not a bargain, it is for the most part reasonable.

    The only bit I think is high, is the remove wall tiles and plaster quote for which I think they are either allowing for new plasterboard and Labour for that, or they are 3 to 400 o the high side of what I would expect. The rest looks perfectly ok to me.

    we are going to find a different builder as it turns out there was a 31% premium for work in London (this is from ikea who supplied the builder)

    There lots of over pricing such as 12m2 of plastering should not be £800 since it was going to cost £850 to replace and re plaster a entire ceiling.

    The lighting was a extra £240.
    The RCBOs are a extra £40 each.

    The boxing up the pipe work was £310 or over £100 a meter.

    Also is it normal to be charge £60 to put down some dust sheets to protect the floor.
  • Well I got my other quotes and it seems to sit on £2-£3k including the fitting of the kitchen and this is with builders who we have seen their work and can trust.

    Ikea quoted £1700 for the fitting of the kitchen on top of the £5445.

    I thought I would update this just in case anyone end ups in the same situation.
