    But I didn't think there was any past mining? I thought this was just saying "there's believed to be coal in the area, so who knows what might happen in future".

    The relevant bit quoted was "There are 3 claim(s) within 50 metres of the property boundary that do not match the property address. These are shown on the enquiry boundary plot" i.e. there are (fairly) close neighbours who have claimed from the Coal Authority for damage caused by mining.
  • Last mining in radius of the area was apparently 1987. It doesn’t state when these claims were made and costs a whopping £158 to find out. It seems, all the properties are mortgaged, including those closer and next to the claims mentioned. I don’t know if having a 40% equity straight off the bat will make any difference to the lender?

    Well, I've looked at hundreds of coal reports - in this case it's the past claims which make it an adverse report which any buyer or lender would be advised to investigate further.
