Water Patches and Leak Detection Company advice

Hello,
I live in a top floor flat.
Earlier in the year the flat underneath noticed a water patch on their ceiling and assumed it was from our flat. We therefore got out a plumber (at our cost as we were instructed to by freeholder) who tried to locate a leak and he couldn’t find anything.
Since then they have been monitoring the patch and today have told me that there are new patches.
Should I call out a leak detection company – they are very expensive but i don’t want to have flooring pulled up. We pulled it up in March to look at pipe and I realy don’t want to do this again – i believe specialist leak detection companies use gadgets without pulling up floor.
If the problem is from my flat and my piping network then i will remedy this but I really don’t think it is.
I have monitored my boiler pressure and pressure hasn’t dropped so what if anything could be the cause of these water makes on the ceiling of the flat underneath?
Any ideas or advice?

    Leaking condensate pipe from air con possibly, if there is a tundish/blow of pipe from a boiler or stored hot water pressure release valve, leaking seal around a shower tray or if the shower tray is contained within a lead tray these can have a drip pipe that would lead outside and could be a cause of damp patch if leaking. A weep from a waste pipe joint or if your WC has a overflow pipe that runs thru your floor. There are all manner of things it could be, it may be easier to do an air test on each system to narrow the cause down.

  • In general, flats are covered by an 'all risks' policy to cover damage and works regardless of where in the block they are.

    It seems you are being directed to pay for all of this, but it is likely that some or all can be paid for either through the management company or if an insurance claim is made.

    Unfortunately, we do this all the time with people being made to pay in flats for works that are covered under the block.
