Permitted Development

Morning everyone,

I am in the process of planning some renovation work on a Victorian end-terrace - the property is not located in a conservation area and and no previous planning applications have been submitted / approved / rejected. Similar work has been carried out on other properties in the street.

Essentially we are planning the following:

• Squaring off the back to create a larger kitchen (small extension 4 square metres) - single storey, not protruding beyond the original building.
• Fitting Velux windows in the roof to create a day room (using existing access). Plus insulating and boarding (no trusses need removing).

I have submitted the plans to Building Control along with the structural calcs for the steels needed in the extension.

With regards to planning permission - I have been through the council website and am pretty confident we do not need to apply as this falls within permitted development. As they are quite technical I contacted the council who said I should apply for a Certificate of Lawfulness.

Does anyone have any experience of this? I don't want to start work and run into issues further down the line...

Certificate of lawfulness is certainly the safe route to avoid any doubt.

One potential problem with end of terrace/ corner plot is determining which is the front, aka "Principal Elevation" in planning speak. You might think it is obvious but planners have been known to have other ideas and you will have room for debate since there are presumably two sides of the property fronting different highways.

Thanks for your reply - I will go down the Certificate of Lawfulness route. It's an end of terrace but with a continuation of houses along the street so only faces one road - hopefully this will make it a bit more straightforward.
