cost of extension

Can anyone please tell me the approximate cost of a 1 and 2 storey extension respectively by the square metre?
We are in Northamptonshire in case there any regional differences

Houses don't all look the same, they aren't specced the same, neither are ground conditions the same.
There's no reason why there should be a generic price per square metre for extensions, let alone when one is given two pieces of info.
Try the homebuilding and renovating website for a calculator which asks some level of detail.Everything that is supposed to be in heaven is already here on earth.

Agree with DoozerGirl. But generally single storey extensions cost roughly £1200 per sq.mtr and two storey extensions cost £2000 per sq.mtr
Of course there can always be some unforeseen costs associated to what's under the ground and what you need inside your extended part of the home.

No way will a consumer get a decent built, current regs, two storey extension for £1200. That is £1000 +VAT, a figure from around 25 years ago and possible then on simple commercial building - I was involved with that, and achieving that figure!0

My recent experience is that costs are nothing like £1200 per SQM even for a single storey.
In the past people built extensions with flat roofs, simple glazing and no drastic internal alterations and these were probably quite cheap.
In the current world of vaulted ceilings, expanses of glazing, bifold doors and structural alterations supported by steel the costs are dramatically different.
Our soon to be started extension is definately the later and our 30 sqm single story extension is closer to £2500 inc vat. All the quotes came out at similar levels and were significantly more than our architect optimistically suggested.
My advice for most building quotes is to come up with what you feel is a reasonable figure then double it and add a bit more - it takes the shock out of quotes.0 -
I’m doing a small single storey extension for someone right now and it looks more like £2500 per metre plus VAT. There is awkward drainage to deal with. The smaller it is, the more expensive it is.
We’re building our own house, good spec and that’s going to come in at £1500, no VAT and self project managed.
The point made about current expectations is an excellent one. No one asks for flat roof extensions, everyone wants vaulted ceilings, rooflights, massive doors.

As an aside, how did you procure the land for the house that you are currently building? Did you buy it privately, if so how hard was it procure it?
I have told to myself that the next house I will move into will be a detached and a self-build one. However the cost of land in Cambridge is way too expensive - you can almost purchase a semi for the price of land for a detached house. There’s a long story!
We bought a house at market value with what should have been a massive garden, but had been run as a car mechanic’s business and so it was covered in concrete and garaging.
It took us 4 years to get planning. Common sense ruled in the end but it wasn’t pretty or fun but it paid off.
We had valuations last week as we’re raising finance and I was a bit shocked at the present land value compared to the value of the end house. It is high, but not quite as much as a semi. Ours is a semi and it’s still worth building the detached
I’m excited enough to start watching Grand Designs again after a few years of feeling bitterEverything that is supposed to be in heaven is already here on earth.
