Boiler Guarantee

Hi,
We are in the process of selling our house. Sods law, the boiler broke down after we accepted an offer. The boiler was at least 26 years old but had been very reliable and had not ever gone wrong. As luck would have it, or not, my son who is a plumber, had just changed an 18 month old boiler for a friend who wanted a combi, and he was in possession of the boiler. He offered to fit this one, and of course I jumped at it. However, although it looked like a bit of luck, I am now thinking that the purchaser is going to be asking for a guarantee, which I obviously don't have. I do have the installation certificate. I am wondering what the result of this might be.

They didn't have a guarantee with the 26 year old boiler. As long as a proper installation with the appropriate paperwork is carried out, it should be fine.
Be upfront with your buyer and let them know in advance.0 -
The best course of action is to fix the boiler or install a new Combi. I recently moved into a house where the previous owners installed a Worcester GreenStar 30i Combi (http://amzn.to/2jrE9oH) for £2500 (parts + labour) by British Gas - perhaps your son's friend had a reason to change it in first place.
If you just fix it, come clean with the buyer to avoid any future complications. If they adamant about getting price reduction, offer them £1000 off which would be meeting in the middle.

I have a suspicion that the OP mentioned in the house sale advert that a new boiler was installed in the last 12/18 months:think:They didn't have a guarantee with the 26 year old boiler. As long as a proper installation with the appropriate paperwork is carried out, it should be fine.

The 26 year old boiler has gone, 2 scrap men took it the next day, so fixing is now not an option.
There is no guarantee for the newly installed one. I made no mention of the boiler when the purchaser viewed the house, and as far as they are concerned the exchange never happened. The problem now is the legal pack I have to fill out, which asks about the boiler, and so I will have to come clean. They will obviously ask to the installation cert but I have that. I am worried they will ask for the guarantee with the boiler. I wish that I had just fixed the old boiler, I kind of thought that the purchaser would appreciate a newer boiler, not thinking that I would have to show things like a guarantee.0 -

They thing is, the house we are buying needs a new boiler also, and money is a bit tight. So I am not really in a position start offering a £1000 off just because it doesn't have a guarantee. I will have to see what happens..0

There is no warranty so if they ask tell them there is none. Not all boilers come with long warranty. As long as you have a building compliance certificate then I see no issue.0

You can also get an indemnity policy for any absent building reg registration.Officially in a clique of idiots0

I think you are okay. From what you say, you haven't falsified any information. So as long as you have an installation certificate, you haven't done anything wrong.

Thank you all for your responses. I have been reading up on the indemnity insurance, and i think that is probably the way to go. I'll discuss it with the solicitor, I'm sure it will be ok. There must be so many houses sold each year with dodgy work that it is probably commonplace.

I’m confused, you said you have an installation cert so your son must have registered the install with Gas Safe so why do you need indemnity insurance ?I'm only here while I wait for Corrie to start.
