Tenant needs advice on repairs

Hi all,

I am a tenant of gateshead and in local authority housing and I need some advice about my rights where repairs are concerned the service for repairs has been terrible this year and they go way past dates for completion the latest in the list is our fire surround all of the wood at the front cracked and split it was sharp and dangerous they took two weeks to have a look fine it was within the timescale and I got letters saying that the fire would be refitted and skirting would be refixed. It was a joiner who came to the houseand he made the surround safe as in filed the wood down and hammered nails into the hearth bit.

He phoned his boss (in front of us) and told him we needed a new hearth ordered we havent heard anything else today we are 4days past target day for completion and I ring up to ask what is happening they say the job according to them is complete no mention of the new hearth that is needed so according to them they hit the target (which seems to be their main concern)So it appears these target dates are pointless anyway as it doesnt seem to matter if they miss them but woe betide me if I miss the target date for paying my rent there seems to be no consequence for them missing these dates I am not a moaner or complainer and never usually say anything but this may be the straw that broke the camels back so to speak.

Is there anything we can do what are our rights ?

    Iam also a tenant of gateshead housing company and they can be very slow at times with everything, not just with repairs.

    I once asked thjem to come out to fix a door frame which was rotten and couldn't hold the hinges - I expected to wait a while but heard nothing for 6 months to come home to a card through the door to say it was cancelled aswe hadn't been in when they called.....

    I would take the letters and pop down to the civic centre and see what they can do when you see them directly.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

    Is the fireplace just decorative or "working"?
