DIY conveyancing

Does anyone have any experience of this? Were you successful? I'm buying a small piece of land and have offered to pay the fees for the seller and well as paying for us. Local solicitors will charge over £1200 for both buyer and seller fees and the land isnt even worth that.
I'm looking into doing it all myself. Any help would be very much appreciated. Thank you.

    Is the land you are buying part of somebody's garden, and if so, is their property mortgaged?

    If so, their mortgage lender will insist that a solicitor is instructed.

    And the seller will have to go through a process with their lender, to get consent to release the land.

    The size/value of the land doesn't necessarily correlate with the complexity of the conveyancing - especially if you are splitting a title (and/or joining it to another one).

    No, the house isn't mortgaged. The land is on the house deeds but not attached to the property. It's a separate piece of land but it will have to be split from the rest of the property. I have a friend who did that with no difficulty. I've emailed the land registry for advice. This sort of thing is quite common where I live. I just wondered if anyone on here had successfully done their own conveyancing.

    If the land had its own separate Title, and that Title was registered, and unmortgaged, then DIY conveyancing would be straightforward.

    Forms TR1, AP1 & ID1.

    As the land is part of the Title of the main property, it's a bit more complex. (and if it's unregistered, then more complex still).

    Forms TP1, AP1 & ID1.

    In this case

    * the Title of the main property needs to be changed, as well as the Title Plan, to remove that section of land from the Title.

    * then either

    a) that section of land needs to be added to your existing Title (with amendment to your Title Plan too), or

    b) a new Title needs to be created (with a new Title Plan) comprising just that section of land alone (you would then own 2 Titles)..

  • Great. Thank you. The property and the land is registered and there's no mortgage. I have a friend who has split her deeds and transferred a pice of land. She's said she will help me and it was quite straightforward. Thank you once again for your replies. If I go ahead I'll post back on here in case it's of interest to someone in the same position.
