JB Leitch and Chancery St James Horror Story

  • I received a letter from this company on Saturday stating that my service charge account was in arrears of £371. The figure was never explained. I believed i had paid what i was required to. I am guessing that this figure was made up of £161 for an overspend account from 3 years ago. I explained to the management agent that I felt i didn't need to pay this because there was no proof that they ever sent a section 20b to any of the 4 leaseholders. In fact they credit a neighbours account because they challenged them on that. When i told the MA this they never replied to say i still owed it.
the second part of the figure, that i think is here is for 180 window cleaning charge. However, i don't believe that i need to pay this because i have email proof that they knocked off this figure from the original service charge because we disputed that window cleaning was happening. They told us to pay a reduced service charge demand.
what do you make of this? do i have a case to fight it? The figure Leitch are seeking is now £535. I think the MA are getting ratty because all 4 leashholders decided to file for right to manage.

any advice would be much appreciated.
  • I have had issues with these same two companies. Ended up having to pay £5k for something that was £120. Did you ever get anywhere?
