    Is that a separate room behind its own door? If yes ... it's your personal storage space so you put a lock on the door. ;)

    Be thankful you are not a "big time" landlord.....:p £500 p.m is too much for a room anyway IMO, people will sign up, but set out to milk the space (lots of visitors) and energy (heating on all the time, extra baths/showers) Whereas if it was reasonably priced, say 350 p.m, and very tight rules were laid out at the start about visitors and power use etc. they might spend less time trying to get their money`s worth...... Can`t you do overtime or something rather than opening your house up to strangers?

    You've no idea where the OP is located ... £500 pm all inclusive could well be quite cheap. I wouldn't be surprised if central London prices easily beat that for a room only.

    Thanks - as I said 500pcm all in is the going rate for a double room around here... He also has no idea if I'm already working 60 hour weeks or not... Not worth debating off topic matters with a simpleton though :) .

    I think you’re worrying waaaaay too much about being overly officious. People expect rules when sharing a house. They help everyone. Nothing you’ve suggested could be thought of as OTT.

    I would share heating costs. People are never going to use heating sensibly if they’re not paying for it (from an MSE point of view anyway).

    In my experience the opposite is true. If you price at the bottom end of the range then you will attract people who are short of cash. They'll likely also have friends who are short of cash and have moved into places without washing machines etc. They won't see it as milking the property, just that they've got a washing machine/shower/whatever available, so why not let their friends use it.

    I’m never sure why people post these misinformed responses. £500 /month sounds reasonable dependant upon where the property is. In Bristol for instance rooms range from £400-£800/month dep on size and area.

    It's simply to be a pain in the **** and derail a topic.

    The price is correct, hence why the room filled quickly with plenty of other interest.

    But the OP supposedly priced at the going rate, not below it, and got a student from Austria who presumably doesn`t hang out with doley`s who still milked the property :rotfl:The reason is that although some on here may believe that 800 p.m for a room is somehow normal many don`t (including this guy it seems) and will set out to get "value" from the landlord one way or another above a certain rate. The rate for a room with "My roof my rules" attached is about 300-350 p.m IMO, that way the person can`t complain that they are paying too much for B+B rules and living conditions.
