Flat Sale Fallen Through Close to Completion

  • Ah yes sorry. I'm really stressed. I've had an awful couple of years hence trying to move closer to my friendship/support network. Thwarted though and feeling v at a loss. I have v little money to do the place u so feel v trapped.

    Sorry to hear of your problems selling. Can you get feedback from EA and solicitor what problems are?
    Re preparing for sale look at local groups like Gumtree for furnishings often bits for free just need bedding and throws to coordinate.
    Check description and photos prior to EA putting on market, choose EA with similar properties to sell.

    Get it advertised with an online agent and deal with buyers directly, then you can get a feel for them. I did, cost me £400, had an enquiry within an hour of it going online. Sold to the second people that viewed it, full asking offered within 7 days.

    If it is that one, it seems a bit too cheap for the area.

    There are a couple of 2 bed flats being sold in CG there at the moment both at £200 + - one was with the same agent you're on with. And yes, they're under offer close to asking price.

    I know there will be a difference between one and two bed, but not £70K worth, surely?

    It's a very sought after estate and seems well looked after. I've driven around it many times as I have friends there.

    Did all agents value it the same?

    It was originally on at £165k and after 11 viewings and no offers, nothing for a month. My neighbours saw 2 people view it out of that 11 who walked away with the agent saying they loved it. The neighbours felt sure I would get offers but the 2 people got offers accepted closer into town.

    I changed agents, we lowered the price to £150k, had an open day and a buy to let was the only person who offered. She's the one who pulled out.

    I always think around £40k per bedroom seems average in Bristol. Yes - the estate's fine, close to beautiful woods and friendly.

    I am first floor so no enclosed garden but there's a small garden at the front where I have grown vegetables. I also share a locked drying area with someone in my block. Lots of bonuses you wouldn't normally get with a first floor flat. The minuses are, I guess, no central heating, bit of updating needed.

    I first got in 3 agents to check their valuations. One valued it up to £180k which I thought was high, another £145-£160k. I went with agents looking for £155-£165k and at that point was hoping for £160. The current ones originally expected it to reach £155k, but no. I'm meeting another agent tomorrow, who used to live on the estate. I'm going to ask him if he feels I need to do work and if yes, give notice to current agents and get things done. My ex-estate agent pal is also going to come round one evening this week to assess the state of the property.

    Thanks Gwynlas - I went with my current agent because I spotted they were busy on my estate. Another first floor flat (identical really) went on in the estate at the same time as mine for £155k. I need to check if it reached that price. It looked smarter but also didn't have central heating. Flats are pretty well-insulated so it's not too chilly when winter hits.

    FWIW, LEA to me means "law enforcement agency", so could have been worse :)
  • I got confused with local education authority! I'd been looking at evening classes previously. I was very angry and stressed when I got the news last week. I was a bit useless at work on Friday.
