New house-incentives

Hi

I am a first time buyer and just reserved a plot with avant homes on Saturday. I have paid the £500 reservation fee but where do I stand with negotiate incentives like carpets and flooring being included and maybe stamp duty being paid. Am I too late to do this? And if not should I do this before I instruct a solicitor? Could you also provide pointers on how I go about it?


Can anyone help?

    Hi, we have recently reserved a new house as well and paid the £500 reservation fee. We negotiated beforehand and have been given standard flooring throughout, turf to the back garden and fully integrated kitchen appliances. We also got the developer to agree to move all of the tv and power points in all rooms to accommodate our plans to have tv’s on the walls.
    I guess it comes down to how much interest they have in the property and how much they need you to go ahead with the sale. At this time of year it tends to slow down so it wouldn’t hurt at all for you to speak to Avant and advise you may withdraw due to lack of incentives. They will soon offer you extras as an incentive to stay if they don’t think the property will sell if you don’t.
    We were going to withdraw (reluctantly) as our buyer pulled out but were asked to go through a valuation process to see if part exchange would work. That indicates to me that my developer needs my sale.

  • When my partner and I recently reserved our house we too agreed incentives before paying any reservation fee. All the incentives which we're receiving were documented on the house reservation form. We negotiated carpets and tiling, kitchen appliances and a good chunk of money towards our legal fees.

    I'd definitely ask though if I was in your position, edge towards pulling out and I'm sure they'd agree to give you something. Just go in and see what you can get, be cheeky...you get nothing for being polite!!
  • Thank you guys, was a stupid mistake going in all guns blazing. I am going to see the developer today to talk this through.

    I hope we can get somewhere even if it’s just the floors as this is my biggest worry might actually be a reality that we have to pull out.
  • I'm buying through a different developer to you, anwyl, but the sales guy we spoke to when reserving said they class flooring as an incentive but they give it as standard anyway - so basically it's not an incentive! Not sure if this will be the same with your developer but thought I'd put it out there. Hope all goes well for you.
