Former? Happily! You only need to spend an hour here to know why! (Not today though - very quiet here and nearly spotless for a change actually, H is in Paris and has lost his voice from screaming and DS is at the in-laws. Just the girls watching the rugby and shouting!) Not sure about Erdington though.

Exactly! This is the reason why house price should fall. For a chain to be complete, there must a FTB at one end of the chain, otherwise it would become a deadlock. At current situation, FTBs are facing greatest difficulty.
The % of FTBs are lowest now. So, more & more chains are going to fail.
In an ideal world, this would be true. Sadly, in London (the market I know best, given I live there!) , BTLs have more or less replaced FTBs at the bottom of the chains, and even now, this is continuing to prop the market up.
Of course, BTL is making steadily less sense as an investment vehicle, and with the publicity around this fact, many potential new investors will surely think twice. If this causes the "supply" of new "investors" to dry up, then (and only then) the scenario you describe will come to fruition0 -
I have seen a good number of properties, which are empty, on the market for over 2-3 months, not selling and yet sellers are not reducing prices (not below 2-3% from asking price).
What is preventing them reducing the price by 10% and having a quick sell?
EAs often say that seller is desperate to sell this property BUT doesn't mention that he's only desperate to sell in asking price only :mad:
PS: I'm a FTB, so obviously I'm interested in price going down
I'm selling a large 2 bed semi in Milton Keynes, which is priced as advised by the EA's (seems to be around the going rate for the area) and not had one offer, cheeky or otherwise! It's in good condition (currently rented out but tenants ready to move when it sells) and just had a refurb but nothing! I've even said to the EA's i'm willing to accept a low offer as I just want to sell but I don't think they're telling the buyers this.
The only feedback the useless EA's give me is "they didn't like it cos there's a bus stop outside" or "the garden's too big". :mad: What am I supposed to do about that???? :wall: :wall:
I've not reduced the price with them yet as, strictly speaking, there's no rush for me to sell the house as I already have another house so it can just sit there. Maybe the sellers in your area movilogo are the same. Try putting in an offer and see what they say, you may be suprised!!My mind not only wanders .......... sometimes it leaves completely0
