Trying to sell my house.

I need to advice from you guys....My house has been on the mrket for just 1 week. I need to sell within the next 4 weeeks to secure the property I want. We have followed all the advice out there. We have spent about £1000 finishing off all those DIY jobs we have been meaning to do. We have staged the house and have priced it just right for first time buyers in our area (124 950). In fact my neighbour has his house on the market 4K more than ours, his needs updating. I have been asking the agent on a nearly daily basis what they are doing to market the house and it appears they are doing alot. I wonder whether the postal strike has had an inpact. Can anyone advice me about what I should be doing. Thanks

    Do you really need to sell in four weeks or can you get a bridging loan?

  • Thanks for the quick reply. What is a bridging loan? My baby is due in 8 weeks so the sooner the better alsothe vendour of the house we want will only accept our offer for 4 weeks.

    If you want to sell quickly, dropping the price some more is the only way to go, I'm afraid. That's what will get attention from prospective purchasers. The current market isn't favourable for quick sales at high prices... I'd say go almost as low as you can if you really need to sell fast.

    We are in a similar position and have dropped our price by £10,450 this morning. Hey ho... it's a home not an investment so I'm not going to lose sleep over it.

    I agree with the advice already given , I do think you are being VERY optimistic expecting to sell in so short a time... and remember Estate Agents exaggerate (lie) all the time . If I was you I definately would not count on being in a postion to tell your vendor that you have sold in that time scale and even if you do there is 'many a slip twixt cup and lip' I am afraid to say. Sorry to sound so negative but its a rare thing when a house sale goes through without a hitch or two.......... good luck... I'd also keep looking so if the worst happens at least you have other irons in the fire....

    The only way to get a quick sale is to drop the price, even then you're unlikely to sell in four weeks.

    Can't say more than the others on selling quick, but would add - don't panic because you're having a baby. Small babies are pretty portable and don't care where they are. They haven't even got millions of clothes/toys etc to move - YET! Better to move when you're ready - I know loads of people who've moved around the time of their baby's birth, even in the same week... :eek: ok, maybe that wasn't ideal..... And baby may not come in 8 weeks anyway - could be ten, could be next week. No point planning major financial decisions round a baby's timing.....

    The market is very slow at the moment, expecting to sell within 4 weeks is unrealistic unless you price well below valuation.

    I agree. Don't worry about the babe.

    You say you have to sell to secure a property. Chances are they will have just as much trouble selling as you. If they desparately want to move and so do you, why not approach them and see if they will drop 5k for you, if you drop yours by 10k to try and get a quick sale. Share the drop, so to speak.

    The market is teetering on the brink at the moment so the outcome may depend if the vendors of the house you like are still living in cloud cuckoo land or in the real world, but it may be worth asking.

  • The postal strike is being blamed for delays in my house sale and purchase; small chain with 3 parties - all the solicitors involved are blaming the post for slowness sending documents between offices, waiting for the results of searches to come back etc. Very frustrating as the mortgages are set up, there is a lovely empty house waiting to move into and my buyer has no chain and is keen to move in... just waiting for various bits of paperwork in the post...

    But to answer the original poster - do not despair - things will start to happen, a week is not a long time to be on the market. Ours took about 2 weeks before it really started to get attention via the websites and as a result of the EA contacting clients. Got an offer that was acceptable after 3 weeks. Every day seemed like an eternity as I was so keen to sell quickly. Good luck!
