If you like the flat then I wouldn't let this put you off. It's a minor inconvenience as opposed to something horrendous.

If you're worried about the cost of heating, consider the building itself as well as the heaters.

Does it have double glazing? Is it old and draughty or modern and well insulated? Are the windows massive? How high are the ceilings? Is it on the top floor or sandwiched between two other flats etc. etc.

These will all make a difference. Lots of new build flats (yuck) have electric heating, but because of the insulation required by the building regs the energy costs are probably quite low.

If you think you can get away with it, try and negotiate on the rent.

I forgot to add make sure the boiler has a thermostat!!

Ideally a timer too, but a thermostat is more important. I hate it when I forget to turn off my immersion & it comes out at what seems near boiling.
"Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" He smiled.
Mrs. Pench took the money. "What will you do with it all? Not that it's any of my business," he giggled.

We have electric storage heaters in the cottage next door which we rent out for holidays. We use an economy 7 tariff for our electricity, so the heaters are timed to charge up whilst the electricity is cheap.

I totally agree with tr3mor about having maximum input and minimum output. We set ours to that when it gets colder (on half input and min output now) but they have a boost which we encourage our visitors to use in the evenings if they are cold.

We don't have the option of gch as there is no gas at all in the village. Our own house has an oil fired boiler for heating & hot water; at present we have no plans to add the cottage onto this as the upheaval and cost is just not worthwhile.
