Solicitor on Land Registry?

New poster so I hope this is how you do things! I am removing a chimney and am required under the Party Wall Act to serve notice on all owners of the adjoining house. My surveyor did a search and discovered that there are 4 owners of said house; my neighbour, her daughter, grandson and the solicitor who did her Deed of Trust. The first three have all agreed to the work going ahead but the solicitor will not respond. I actually hear him refusing to come to the phone when I call and he does not reply to letters or e mails. I have Googled his company and found some very dodgy reviews. Apart from the delays this is causing us, I am starting to mistrust this person on behalf of my elderly neighbour as she has mentioned that he canvassed her in the first place. My question is: is it normal for a solicitor to be named as a part owner on the Land Registry?

Not answering your specific question but why are you waiting for him to agree? AIUI, under the PWA you need to serve notice on the owners, not get actual agreement from them.
After receiving your notice, they can employ (at your expense) a party wall surveyor to keep an eye on the work.0 -
Sorry, I should have explained, we are voluntarily undertaking a "schedule of condition" as a condition of the owners' assent. She is very nervous about the work affecting her side and, as it is indeed a complicated job, we feel happier with a record of the current state of things. We are asking all the owners to agree to this on the advice of the PWS so we don't waste our money! This is really more about my concerns regarding the solicitor. If he is not legit, I doubt he will kick up a fuss.0
