    Not a decision I would have backed, and all the more so because you come across as lacking building knowledge. My intuition is the insurers will be the winners here.

    I understand why you are frustrated and why you have made the decision. You would be wise to have a contingency fund of £10000 to add to that received from the insurers.

    Give careful thought to getting some professional guidance before going ahead. Had you had this months back you should not have been in your current situation.
