  • Why has my conveyancer had to request the New Title Plan from the seller? Can't they source that for themselves?

    I understand your frustrations.

We are selling a property to a builder for redevelopment he intends knocking it down and putting two properties up. He has not even set foot inside the property.

Despite his solicitor knowing all this we are getting asked stupid questions such as is there decking or hardstanding is there a balcony to the property how it is heated and the list goes on.

What a waste of time for everyone involved.
  • Quite unexpectedly we actually Exchanged today.
Land Registry pulled a blinder and had the Plan posted last night.
The builder then scanned a copy to the Conveyancer it was fine and that was that.
Has been the most painful property transaction ever.
My advice is if you pick a Conveyancing firm for anything other than a straightforward Sale or Purchase check with them first they have the necessary knowledge and experience of the other items. It very nearly.cost us the Purchase.
All iis well that ends well I guess.
