  • As soon as I know what option the buyers choose then I will let my solicitor know to ensure it is there in black & white and agreed by all parties. The timing just sucks really, but could have been worse I guess.
  • All resolved. Our Estate Agent contacted our buyers with our offer, but actually reduced the contribution offer to £150 as they thought £250 was too much, and the buyers have opted for and accepted £150 instead of a 2nd hand unit. They were actually very grateful that we were honest enough to make them aware and to offer them some cash, so despite having an unexpected additional cost it wasn't too bad and everyone is happy.

    I don't really see the sense in that approach, Mutton Geoff.

    If there are a dozen different issues and you need to prioritise your time and energy, by all means worry about the ones that are the highest percentage of the overall transaction. But when you're looking at a particular number and asking "is this the right number?", that number stands alone - it isn't rendered more or less right by other unrelated numbers being larger or smaller. Otherwise, you're saying that you'd be happier to pay £500 for an appliance in a £400K house than you would be to pay £300 for the same appliance in a £200K house, and that's clearly nonsensical.



    It does in my world. I am in the process of rebuilding/renovating my third house in the last 6 years. As an example re appliances, when I built the kitchen, I installed a Neff microwave combi oven (£760) as well as the Aga Masterchef (£3,500). To keep the kitchen unit looking symmetrical, I needed another built in appliance. I chose a Neff coffee machine (£1,800). There is absolutely no way I would even choose Neff, let alone spend an additional £2,500 if the house was £150k instead of the £1.75m it was sold for.

    Exactly £500 is £500, as a percentage it would be small in perspective of the whole transaction regardless of whether it was a £150k or £5m house, but that outlay for me would be money straight out of my back pocket not lost within the house price, I'm hardly seeing the reddies for my house sale that is just an electronic number that will get gobbled up by my house purchase. I'm not a developer like yourself, I am just a family man moving from one house to another as we have outgrown our current one.

    Nice one. I totally expected the same response from my buyers so was floored when they said no lol! Luck of the draw. £150 is a very fair price! I think actually we offered £140, not £120. C'est la vie...
