I appreciate your honesty and all the other people commenting.
I have to admit I didn't use the real figures for anonymity, becuase my mortgage broker told me that some sellers also check this kind of forums. (I am being paranoid, I know, sorry)
So my very first offer was actually 7.5% lower than asking price. The second one was 5.2% lower, and my planned final offer will be 3% lower.
and yes, carpets and some tiles might not be that expensive, but there are four other small things I didn't mentioned. Again, small things but they start adding up.
So, I don't think I am being that unreasonable.

Youve come here asking for advice about a fabricated scenario which is unreasonable and then go on to say youre not unreasonable because you didnt tell the truth.
C'mon work with us here.
And the paranoia suggests youre playing games. And people wonder why buying and selling is considered a stressful time. I can definitely say it doesnt help with all the BS that gets spread around.0 -

OP should have said 'put an offer in via the solicitor to show that we are serious buyers'. (ie not just a note of interest or no offer at all - I think you're reading it as they're using a solicitor to show they're serious whereas actually the OP meant they're putting an offer in to show they're serious.)2024 wins: *must start comping again!*0 -

And I don't intend to be playing games, it's just probably the lack of experience on this.

Hi, Do you know why the seller is selling? Knowing how motivated they are to sell helps when it comes to negotiations. You might find that they haven't found a house to move to yet so don't feel they need to accept a low offer, once they find somewhere they may be more inclined to accept. Is there anything else you could offer? I had a house sale accepted from a deceased estate where I offered to clear the house (once the relatives had taken what they wanted) as part of the deal. There are always houses to be found so I wouldn't go over what your comfortable with.0

Tell them this is your first house and you are a young couple looking for a family home (might pull at a heart string...), you have the mortgage ready to go (give them confidence you can pay...) and that you are not in a chain (so as soon as they accept they will get the money...).0

If they do then I assume you'll be told about it and can counter offer if you wish, if they don't then you can go back with your final offer.
