Buying a house - Question about old documents

Hi
I am in the process of buying a house, and checking all the paperwork, i have seen something a bit weird
We have received the land registry official documentation for the house. There, there is a paper where the title number (BMxxxx) is created for the first time from the development
Here is where the issue comes. This document relates to another area of the development. In fact, in the plan attached, the house is already built and is not part of the development named in that paperwork
This is an official paper, which is stored in the land registry and is dated 2005. The house has been sold two more times since that date
Is this something i should be worried about? Should i notify anybody about this?
Thanks

what exactly is your question. What does the document say about the other area and what is it's relationship to your property
The title register stays the same through successive sales, so the thing you talk about could have been relevant at the first or second sale.
You haven't given enough information, for anyone to even guess0 -
Hi
Sorry, I will try to explain better
The problem is that the document that was used to register the title of the property was referring to other development instead of the development where the property is. It is another phase of a near development
The title register is referencing to the new property correctly, it is well defined, etc... but, since the document used to register this title is incorrect (although it was 12 years ago), could I face a problem with this?
Lets say, at some point the land registry reviews the paperwork and finds the title was assigned with the incorrrct document
Also, should I notify this error to somebody?
Thanks0 -
It's not clear what you mean, or what you want to knowjavixeneize wrote: »...

So this is the Registered Title for the property you wish to buy yes? * the address is for your property yes?
* the name of the registered owner is your seller yes?

* then it sounds like this is not the registered Title for the property you wish to buy.
Has the property you wish to buy been built yet?

How is that relevant? Properties change hands periodically!

Who sent you this? Your conveyancer?0 -

You should speak to whoever you are paying to worry about this sort of stuff on your behalf.
If you're doing your own conveyancing, now might be the time to stop0 -
Please tell us exactly what this 'document' is?
please quote it.0 -
The house is built, it has a title Etc... it was built in 2006
Lets say that this house was in a development called Dev A.
When the builder registered this property and a title was assigned to it, the paperwork used to register this title was related to another development (Dev. It is, the first time the House was registered, it was done with the wrong documents

Please quote it.
And how did you get this document? From the Land Registry?0 -
It is TP1, which is the property transfer from the builder of the developer to the first owner0
-
TP1 is a Transfer or Part.
So the developer owned a large plot of land - typically a field or even a group of fields which he had bought perhaps from a farmer. He would have a registered Title to that field(s).
He then divided that field up, built houses on each 'part', and then sold that 'part' of his original Title to a new home-owner (using TP1).
You mention 2 different Developments. But these might both have been owned under the same Title - eg if he bought several fields at the same time from a farmer,, and built different 2 Developments (one on each field?) at different times.
Now I'm not sure how you obtained the TP1 from when the Developer sold that plot to the first owner of your house, or even why you have it.
The important thing is that
a) the house you are buying is itself registered, with its own Title number, and
b) is correctly described (correct address, and correct Plan), and
c) is currently registered as owned by whoever is selling it to you0 -

I have always asked to see it, that is the document where easements etc are often laid out and with the best will in the world, your solicitor probably has no idea how that relates to what is happening on the ground.
This is how you find out if things have been messed up in previous conveyancing.0
