Gleeson homes advice please!!

Me and my partner are looking to buy a 3 bed new build with gleeson homes (Fergus). We have been told that there is extras that we need to buy. We were wondering what sort of things are classed as extras and what sort of price we are looking at for them.

Has anyone ever brought with Gleeson? We would really apreciate any help.

  • Extras can be carpets, other flooring, turf in garden, spot lights in ceilings, extra plug sockets, doorbell, tv aerial points in more than just the lounge, kitchen unit/ worktop upgrades, bathroom tile upgrades (only half height tiling might be included round bath), white goods in kitchen.
    The list goes on and on for what is an extra. You need to find out what the basic spec is and then ask for a catelogue of the extra/upgrade options. I’ve never looked at Gleason so cant comment. The above I listed are examples from other new build developers I have looked at.

    Take the show house with a big pinch of salt - the finish in the show house will not be the basic spec! But likely a few £k of extras!

    It will vary from house builder to house builder, and even within builders there is variation between what is offered.

    Some houses have everything in, you won't need to pay a penny extra.

    Others come without flooring, without kitchen appliances, without outside taps, without grass, etc!

    It could be anything.

    We are buying with Taylor Wimpey and extras we needed to purchase were:

    Flooring, including to the wet areas (bathroom and downstairs cloakroom)
    Additional plug sockets that we wanted including a shaving socket in the bathroom

    That was it.

    We only got them to do the wet area flooring so that's ready from Day 1 (helpful for when our contractors come to lay the other floor, they can use the loo! ;-))

    We could also have upgraded the appliances (overpriced for the items in question), worktops, kitchen cabinets to more premium units, additional tiling around the walls in wet areas as above. I would add that our bathroom has a shower over bath as the main shower so that has been fully tiled around the bath.

    Prices will vary again from location to location - best bet is to go visit the site in question and ask them what is included! :)

    Also things like intruder alarms, outside lighting, mains doorbell, heated towel rails, loft ladders etc. You can probably get them to provide just about anything you will ever require. Of course it will be at an inflated price but will save having to have electrical work done and holes drilled at a later date.

    Even if a lot of stuff is provided as standard, there will be upgrade options for literally everything. From a better brand of fridge, to chrome light switches and better quality carpets or nicer looking doors.

    The list is endless.

  • Hi, we bought a gleeson house (wicklow), you don't have to purchase anything as extra if you don't want to, what items are they stating you need? we payed for three extras the cupboard housing for the boiler, upgraded the fan to stainless steel above the oven, and upgraded the oven to stainless steel. you can add lots of extras however some of them are very pricey and you could get it done cheaper after.
