    Many thanks, everyone, appreciated. I will go and see a solicitor to get all this explained, as it's important to get everything properly in order.

    If it was registered in her sole name and you are transferring to the beneficiaries then it's form AS1 and not TR1 you need. Forms AP1 and ID1 still apply though.

    Just to add to this - If the property hasn't been registered, then the assent will trigger a compulsory first registration. If that is the case, then you'll need to track down the deeds and complete an FR1 form.

    Just to add the rules on interest in possession changed in 2006, DOV should make one an qualifying immediate post death which eliminates your CGT exposure.
