Leasehold flat on market - roof being replaced

Not sure what to do, we are on the market at 182k - no offers and the council wish to replace the roof. i wonder how much that will cost!
Trouble is, do i declare it before the sale or let it go through and mention it on the questionnaire? the bill is likley to fall in our service charge for this year so it may be pointless knocking the price down

Only from the buyer's side. It caused a lot of hassle for my friend and he ended up suing. If you can wait until after the roof has been done or at least paid for you might find it easier to sell sucessfully. The market doesn't look like its going anywhere but down at the moment, but if you are trading up, it may be to your advantage if prices begin to fall.

You might as well mention it up front as any buyer's solicitor is going to find out about any proposed major works as part of the buying process. Not to be honest about it from the start could actually lose you a sale.The bigger the bargain, the better I feel.
