Not to rain on your parade or anything, but the majority of builders where i am (whether building estates or only a few plots) offer 5% deposit paid, stamp duty and legal fees as standard incentives. Upgrades from standard for things such as bathrooms/kitchens/flooring are also pretty common.
I would always haggle for money off too! They know that their deals are no different from any of the others and if someone is cheeky enough to ask, in my experience they cave in pretty quickly. Its only usually £5k at the most off asking, but combined with all the other incentives its pretty good going.

Yep, you definitely should have negotiated with them more, you could have saved a huge chunk of money.
