    Good luck this time, undervalues are fairly rare.
    But there do seem to be a few jitters in the whole mortgage market at the moment, caused by uncertainty I think rather than outright fear of trouble

    Really? I would have thought they were becoming much more common?

    If the valuation comes back lower then, in the opinion of the valuer, the house isn't worth what you offered. The valuer is on your side, (OK the lender's side, but that also benefits you) and is stopping you from overpaying.

    You can then reduce your offer to what the valuer says is correct. If the seller refuses to lower the price, both they and their EA know that there is no guarantee that a subsequent valuation for another buyer will be higher.
