  • the vendor im buying from is a landlord selling some o his properties. i believe he is retiring so he isnt having to move just cashing in on one of his properties. i am aware that now he may decide to re market his property and i now may loose it, id rather this not happen but its out of my control. i just dont know if im now better remarketing mine or waiting for my buyer to find anothe buyer. however they have upped their price by 10k as ive just seen it on rightmove so may not go as fast now
  • Sounds like they are not overly keen to sell. If they had a sense of real urgency i don't think they would have done that.

    How long did it take you to get an offer? The speed at which things sell is key, if it takes on average 4 weeks to get an offer it will take your vendor that long to find someone else so you can give your buyer that amount of time.

    Why have they put it on for £10k higher? Did you sell through the same estate agent that your buyer is selling through?

    Personally I would tell the EA to put it back on the market and explain that your buyer is trying to get more money, so is clearly not focused on completing the chain any time soon.

    It's also coming up to Christmas time where sales slow down significantly.
  • ours recieved an offer after 8 weeks but we are in the £160k range, there house is on for £115k, was originally on at £105k so the cheaper houses do tend to sell faster than the more expensive ones in our area generally in a few weeks.
    i think the reason theyve upped there price is from the time they first put theres on until the prices of terraces seem to have shot uo so now they are wanting to take advantage of this so they can borrow less to buy ours if this makes sense.

    Only you can make that decision and if I were in your shoes it would depend on a few things.
    How long it took you to find a buyer and where you had to go with the price. Also you need to ask up the chain how long it took them to find a buyer(the rightmove listing date might give you an indication).
    The advantage of re marketing is you might find a chain free buyer.
    You can always leave your current offer out there and proceed with the process whilst remarketing and see what comes up. Bear in mind your agent might not be quite so willing to work hard for you if he thinks you are just flying a kite.

    We have literally (7 days ago) just gone through same situation, tho our buyers pulled out on us and the house we had an offer accepted on didn't go back on the market. (2 weeks they gave us)

    10 days later, we found a new buyer and are now progressing with vendors to. You sound like you are in our vendors position. Give them 2 weeks, they will put pressure on there agents and it may just fall into place.

    Depends how many viewings you've had etc will determine whether you need to wait or not?
  • I've been through this nightmare. My buyer's buyer pulled out after not even paying for searches (3 months into the process). I was kept in the dark by my EA and incurred a lot of solicitors fees as I was 3 months into my sale without realising the end of the chain were delaying.
    My buyer's house had to go back on the market so I put mine straight back on. Thank god I did. My buyer then changed their mind!!!!
