Can I legally separate my garden from my property &I then apply for planning permiss?

I recently purchased a property (with a mortgage) that has a massive garden that I'd like to apply for a deed of seperation with and build a separate house on.
Would my mortgage company have any issues with me doing this? As the property that I took the mortgage out with would loose some garden space.

[FONT=Verdana, sans-serif]It may not be as easy as you think, you may also need to rethink how much land you are selling.[/FONT]
[FONT=Verdana, sans-serif]When you have permission then approach your mortgage lender.[/FONT]
