Selling without Estate Agent

Why would someone not using an estate agent be keen to pass on the savings they have made in EA fees directly to a buyer, by enabling the buyer to pay less for the house?
Surely part of the benefit to a seller of not using an estate agent is the financial benefit of not paying a fee?0 -

TBH, given human nature I think the opposite would happen more often.
"Ooooh... somebody's put a leaflet through our door wanting to buy our house. They must really like it, I wonder if they like it enough to pay over the odds? I wonder how much over the odds they'll pay?"0 -

There's nothing quite like buying and selling houses to bring out the greedy side in people!0 -
Thanks for all of the replies, we had some private interest as we advertised the house on our village facebook group. We are now considering an estate agent and I will be shopping around starting with online ones.0

TheGame21,
I'm currently in the same position as you and am looking at different options to sell. I have spoken with a few different types of agents and found most are negotiable once you start comparing them with each other.
For example one 'hybrid' classed me as within London's surrounding areas, which hiked up the fee, another comparable hybrid didn't (I'm in Middlesex). When I told the first about the fees of the second they immediately offered to match them.
Would be interested to compare notes and share the research with you!0
