    I think two different issues may be being confused. The EA and the vendor will want to know that any prospective buyer actually has the money. They will use a mortgage or financial advisor for this. I as a vendor certainly would not accept an offer from someone whose finances hadnt been confirmed by the EA - its too much of a risk.

    The EA trying to sell their mortgage services is a separate matter. All one needs to say when they try is "No, thank you". End of story.

    The EA using the information to up the price seems somewhat unlikely as there is little benefit to the EA. What the EA really wants is a quick sale so they can get the money and move on to new business. If the EA did use the information at all it would seem more likely to tell the vendor that they were wasting their time pushing for a higher price..

    Exactly, or to tell them the opposite. Your solicitor wil.have proof of funds and can confirm to the EA. No need to talk to the EA about funds at all.
