Has the EA said best offers by a certain date? That is what they usually do.
If they have not said best offers by a certain date then I expect they will do that once they have a few offers in.
If you want a bargin, put in a low offer, if you really want it put in your max offer above which you would not buy it anyway. Posted by Tom99
I may be wrong, but that looks like a bit of the original wiring system in the kitchen (light switch?) . If so, they may have just piggy-backed the new wiring onto the old system - so the whole lot will need to be ripped out. There's clearly damp in one of the bedrooms (the one where the wallpaper has dropped off) so there's likely to be more elsewhere.
...and if that garage is the original, check for asbestos.0 -

Well if you still want it, increase you offer. If it is sufficiently above the one they have accepted (or are considering) , they may well accept yours. I didn't feel comfortable going above ~210 to be honest. EA was dead set it would go for 240+ but I think they were bluffing.0

In some areas houses that need modernising sell for not much less than ones that have been modernised. What you are buying is something that you can turn into something that suits your taste all in one go. By the time you have spent the money doing the modernistation you will have a house that suits your taste but won't necessarily suit anyone else's taste so you may not get back what you pay for it.
Have you thought of looking for a property that is just a bit out of date instead?
Be careful to always look at the surrounding area of any house you are thinking of buying. A nice house surrounded by council houses will have a top price whatever you do to it and it won't be the same top price as a house that is not surrounded by council houses.0 -
