Is it always hard work to get viewings?

    It's down to putting as much effort into finding the right agent as one does to present the house. After all, the advertising that's produced is the major draw for buyers.

    Many people apparently have no idea when it comes to selecting an agent, or there wouldn't be quite so many duff adverts on Rightmove!

    That said, people are people, whether they're agents or car mechanics, so if the pickings are easy, or there's poor in-house monitoring and performance management, staff will become lackadaisical.

    I'd guess the market where the OP lives is buoyant. Where I live, it's less frenetic and I'm sure our local agents would all be helpful. That's still not to say they'll all do a great job, because some are truly awful, but at least they'd be polite and try their best.

    On a related note, what information do estate agents ask from you before they allow you to view a property? I could understand why they would want to see proof of deposit, AIP etc to ensure that you're not a time waster and are in a position to prooceed on the property you're requesting to view but as someone else mentioned if you give them this information it lessens your hand when it comes to negotiating....so what do agents generally ask for and what do people give them?

    Some agents are absolutely shocking. Although they usually wake up when it comes to sales viewings because there’s more profit than with a letting.

    Post a letter to the property describing your experience with the agent. They might appreciate it (some people try mystery viewings and get a friend to pretend to be a buyer just to test their agent).

    Or consider it simply as revenge!

    I’ve just booked a viewing online with a Purplebricks property. I wish all viewings were so easy to arrange.

    I wouldn’t provide anything to an agent just to arrange a viewing. If they can’t accept that I am telling them the truth I’d just say “are you accusing me of lying?”

    Thanks for the replies, we have not shared our deposit amount or the full details of the aip with anyone other than saying we are chain free, with everything in place and looking to get in by christmas if possible, but will now be tight I think.

    we have no property to sell now as live with family. We sold a house last year due to the other halfs divorce.

    Purple Bricks are good so far, great communication and really relaxed agent. Went to look at a place tiday with them.

    We are in Nottingham so it is a busy market with some properties giing within days and others loitering for a while.
  • One irritation I experienced when looking for a new house was properties where viewings were only available on 'open days' and the agent owner wouldn't entertain anything else.


    As I was looking to relocate, each return trip was about 400 miles so I was keen to visit more than just one property.

    On topic: A solicitor who has seen bank statements, AIPs etc can provide assurance to an agent that one has the wherewithal to proceed.
