sorry, i was just responding to the many repetitious questions by OP - yes = the three months business should have been in the AST - it wasn't - ask for it to be included in the next agreement - and move on. There is nothing at all to prevent tenants asking for a clause to be altered, or for them to cross out a clause, or for them to ask for a new clause to be added. ASTs are not set in stone. No landlord is going to turn down a tenant who wants a 6 months inspection on the signing day of a new AST - thats the time to get "precious". Allow the first 3 month inspection without a murmer, then, when it comes to sign the next agreement ask for a 12 months one (if you want to stay that long) and insist on 6 monthly inspection.0

I think the girl from the EA just wants to pop round and see that everything is fine and also to justify their fee to the landlord.

3 monthly inspections are intrusive. Good tenants are offended by this policy and bad tenants don't need a 3 month gap to wreak havoc. Agents do frequent inspections to justify their fee.
We have been tenants for years and landlords are always grateful to have us because we take great care of the house and pay our bills without fail. As a matter of policy I avoid agents who insist on 3 monthly inspections. I leave the bad tenants for them.0 -

Yes, 3 months is intrusive imo, although not from the agents/LL's perspective. That's why any normal person would be willing to compromise after a while. I know it sounds like a minor issue, but I've learned that when the LL says no to one thing, it usually spells trouble for the future. Also, inspecting us every 3 months is likely to have the opposite effect than intended, i.e., happy tenants.
