It has a shower room and not a bathroom so depending on your needs you may need to budget for that, the kitchen is old fashioned but you can live with it and yes the wardrobes would eventually need riping out.
To be fair there is nothing that says you couldn't move in as it just cosmetic really. I suspect the lack of a bath may put a lot of people off it.0 -
It's worth less than £200k but it's not rundown. The wardrobes need ripping out and a new kitchen but what is there looks in ok condition from the pictures. I would offer £190-5k max personally.
I agree. It isn't 'rundown' just needs the usual modernisation.
The only thing which would give me the jitters is the carport. It appears to be supported either side on the houses with no support on the boundary. Nothing intrinsically wrong with that, but it could make life complicated if either owner wanted to remove or replace it with something else. No, no one is saying that, just that many houses (including this one) are still over-priced. If the OP wants it they will have to negotiate and eventually pay what the seller wants, but they may well still be over-paying IMO.0 -

I was not impressed with it. It was just too small for our family, even if we extended. We could do the loft but not much space to extend the kitchen. The garden was smaller than it looked on the pictures. The car Port was a problem as someone touched on. The estate agent said it been over valued by an ex member of the team and the vendor didn’t want to come down based on that!
The other house however was lovely. It was a much bigger house with the big work done.
It’s me that would do the school run so that’s not too much of a problem. The owner said she thinks it would take 20 mins in the traffic. My partner liked the house but still not keen on the location. He wants to be closer to town, pubs etc. Not sure why with three kids!
This house has not had any offers yet but lots of interest.

In my opinion without knowing the area the second one is way better, extra bedroom, a bathroom and a shower room, two reception rooms a bigger kitchen and big bonus the utility room plus you don't have to do a new kitchen anytime soon!0

It's also 40k more potentially than the first one.

The OP did say it's at the top end of their price bracket.
However if you look at the other house you would probably need a new kitchen and bathroom yes you could live in as is but soon you are going to want both. the whole house needs decorating. Then there is the carport (possibly minor possibly not) and the added possibility of an extension all that would add to nearly £40k if not more plus there is the hassle whilst work is going on with three children.
If you can afford the second one you would get the second one.0 -
I agree with what you say...you could easily spend 40k on modernising a property....and true it's not easy with 3 children and living there at the same time.
But in essence the 2 properties are not really comparable...they are 4 miles apart and on totally different ends of the spectrum in terms of work that needs doing and price.
Again using the logic and search facility of rightmove with a budget of £250k and minimum of 3 bedrooms in a 5 mile radius suddenly there are quite a few more houses to consider than the original criteria the OP mentioned.

The second house is not one you could really add value to....it's had the work done so in terms of making money from it you need to rely on the general upward movement of the area rather than being able to substantially improve it further.
Streetview for property 1 is more appealing than property 2 IMO.
Its personal choice whether you pick something for example that is the best house done up in a not so good area or the worst house in terms of done up in a good area.
You pay your money you take your choice.
I wouldnt be making a choice on these two houses...I'd be looking at the other 110 available in the area to see if there was something that was a little more "midpoint"frugal October...£41.82 of £40 food shopping spend for the 2 of us!

The agents describe the shed at 1st property as wooden, but to me it looks like a prefabricated concrete garage with timber front wall. The house is very small and with 3 children, I think you would find it cramped.
2nd house is much roomier but a lot of the decor and the bathrooms don't personally appeal, so if you could afford it and the decor etc didn't offend, it is the better house of the two.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
