    Every mortgage deal is a risk to the lender. This makes you a larger risk, hence the lower loan.

    Don't wish to be rude; you may have a reputable job but I doubt it's an especially well paid one as your written English is quite poor. Improving this could lead to a better paid job and a good chance of obtaining ILTR.

    Very judgmental. One can easily post in a manner that is not representative of one's abilities. What matters on a forum is being understood, rather than making the best impression.
  • I am looking at a property in Ruislip and have enough to cover for 10% but deliberately want to go for a 95% LTV as I think I need to get the refurbishment done in kitchen and bathroom before I move in the flat. So I thought I might just get an idea from people here.
    Actually it makes sense. After the proposed refurbishments, do you think the value of your flat will go up substantially? If yes, you could get your mortgage provider (/their surveyor) to re-value the flat and perhaps bring down the LTV (and hence interest rate).

    It is not completely black and white. Poor English =/= low paid job. Don't believe me? Explain why English graduates are jobless. lol

    Getting out more would cure ignorance.
  • I definitely think that refurbishment would add value to the flat and provided that I plan to stay in the property rather than to sell. I might rent it out later when I am in a better position but defo not thinking to sell at this point. My landlord bought this flat where I am staying right now for £326k last year and provided that it is near the met line station and the area, I reckon the market would be stagnant.
