Changing a two bed flat to a three bed flat. Worth it?

Its London it really doesn’t matter the size of the rooms demand outweighs supply do people want another bathroom, bigger rooms? most likely yes can they afford them most of the time no…. If you were in an area were it mattered unlikely you be concerned about 19k (it wouldn’t even cover parking )?
If both the !!!! falls out of the market and demand drastically falls it maybe different but as chances of both those happening in London are very unlikely there only hypothetical ….
London to be truthful it doesn’t matter what an estate agent values it at its where you advertise and who buys especially in the right areas so much new development is bought off plan and with out mortgages ditto existing conversion , refurbs etc sold to overseers buyers it becomes pretty much immaterial..0 -
1000 sqft is totally doable as a 3 bed, it'll be bigger than many terraced houses. At £20k you won't loose money. 3beds are typically 20% more than 2 beds (including flats and houses) in my part of SW London.

Absolutely I live in a 3 bed 2 bath terrace(converted loft), all decent sized doubles tiny kitchen mind, and it measures out at 1034sqft.
Maybe even consider a little bit more work to improve the space further.
Stick up a sketch of the current layout with some basic overall dimensions and maybe we can advise some improvements to your layout.
For every buyer that wants a two bed en-suite there will be one who doesn't care about the en-suite but wants three beds, in fact probably more so.
Whereabouts in London are you, but essentially sounds like a no brainer0
