Bath or no bath?

I want to have our bathroom re-fit asap. The space is tiny, 2.2m (longest wall - slightly irregular shape) x 1.6m.
We can barely fit a bath in and I want to replace it with a shower cubicle instead.
I want to sell in about 3 years. How will having no bath affect finding a buyer?
2 bed, first floor flat, on-street parking and decent sized garden. Other than the pitiful bathroom, rooms are a fair size.

    For some people it will be a deal breaker.

    For others they will prefer it.

    For some they won't worry either way.

    That is it's hard to predict! However I would say familys with kids tend to want baths and it does not sound like a family place.

    And ripping out a shower and replacing it with a bath if you have to to sell is easy and fairly cheap. Going toa shower is the expensive one.

    I've done it in this place as I wanted a toilet in the room and could not fit toilet and shower. I got a large shower cubicle though.

    My home is not for family, too small, bathroom redone bath out, shower cubicle in, beat decision I made.

    I did the opposite, took out a shower cubicle to put a bath in. 4 bed house with a tiny 1.7m square bathroom, but I missed not being able to soak in the bath.
    Judging by the comments here it won't make too much difference when it comes to sell, so I would go for what your own preference is. If someone really wants to buy it they can always change it back.

    The previous house bit into a bedroom to make space for a bath & even though I moved in a bachelor gal, I moved out with a husband and three children. The bathtub was a godsend - I could wash small people easily & occasionally got to lie in the bath listening to the menfolk watching a western in the next room.

    For me, a bathtub was great. For my was bachelor cousin, now also a parent, he finds showering his brood simpler, though how you properly wash a baby with a shower I struggle to visualise.

    Frankly, go for what works for you now & take your lumps when it comes to selling.

    We've got a small bathroom too, we put in an L-shaped tub, with glass screens around the square end. Works really well (much nicer than a shower curtain) and means we have the best of both.

    We've got the same. Bathrooms don't have to be huge, you're not spending your life in there. Downstairs, we've got an understairs toilet but it has a shower that extends into and takes up an unuseable corner of the kitchen IYSWIM.

  • I prefer a bath, other half prefers a shower- no children at home, so bath with a shower over pleases both of us. There are P and L shape baths which make the most of a small space. I would go for what pleases you to use though because you have to live with it. If the otherwise 'perfect' house had come up without a bath or shower we would have factored in for funds to make the alteration ourselves.

    If you do go with the shower only, consider having the most powerful one you can get - i usually prefer baths but since moving and having a power shower in the en-suite, think I have only been in our bath three times in a year!

    Some people prefer a bath some prefer a shower you need to do what works for you now. I have a bath and a shower and always showered my babies from being tiny and it’s only now at 10&15 they like to have a bath but will always shower afterwards ����

    i have pretty much the same size bathroom as the OP. i got my bathroom done a year ago, replace bath with a shower. i was worried a bit for future saleability but its a 2 bed 2nd floor flat so i dont think itll matter much at all. plus its my forever home pretty much. and i much prefer the shower to a bath. i find baths waste a lot of space and is pointless.
