No mortage offer in writing, no survey but have paid conveyancer disbursements

Hi All,

Veyr very confused at present- am in the process of purchasing a shared ownership property- I have been provisionally accpeted for the mortgage, but have not had the offer in writing nor the survey-both of which the housing association want to see. Ive also just paid disbursements to the conveyancer.

Just wanted to know at what point will the conveyancer need to speak to the housing association?? the association are unwilling to give me any particulars about the lease, rent, service agreement etc until they have seen a survey first, but the mortgage company want proof of these things before they proceed with the offer in writing

Make sense to anyone? LOL:confused:

    Hi, where to start on this one....

    You dont have anything in writing from your mortgage lender? Not even an offer in principle? Most EA would require some kind of proof that you can get/have got a mortgage before even allowing you to proceed further than viewing.

    Once you've told your lender about the property you've had your offer accepted on they should go ahead and arrange a basic survey (unless you've opted for a better one), then if all goes well they should give you a confimed mortgage offer.
    The bank wants to know how much the rent etc is because they need to know you can afford their mortgage and rent at the same time! So I doubt you'll get your mortgage offer in writing until they know these details anyway.

    Also, from your post it would seem you are going into a shared ownership not knowing about the lease, rent or service agreement? If this is the case, What if its not as you expected? Say the rent is more than you can afford, or the service charge is rediculously high??
    Surely the HA gave all this information to you when you viewed it?

    Im confused as to why you would offer on a property nevermind pay a conveyancer before you even have the full details??

    Am i missing something here?
